WANTED: VACATION RENTAL PROPERTY MANAGER (LIVE-IN)

JOB DESCRIPTION

The Vacation Rentals General Manager will lead and oversee the day-to-day operations of five vacation rental units in Ibex-Meanwood, Lusaka. This role is responsible for guest services, property maintenance, online presence, and executing the owners preferences and vision. START DATE: ASAP

RESPONSIBILITIES:

Guest Relations

Provide a white glove guest experience – anticipating needs, quick and effective resolution of issues, attention to detail, discretion, and creating a memorable and luxurious experience.
Communicate with guests from booking to checkout via phone, mobile and messaging apps, email, vacation rental platforms such as Airbnb, Booking.com, VRBO and in person.
Handle escalated guest concerns with professionalism and a solution-oriented mindset.
Provide information about the property, amenities and services; the local area, such as supermarkets, restaurants, transportation options, etc.

Property Management

Oversee property operations and maintain luxury service standards.
Ensure that all rental units meet or exceed cleanliness and readiness standards..
Conduct ongoing inspections to ensure the property is well-maintained.
Oversee maintenance, repairs, and overall upkeep of buildings and grounds with an eye for detail.
Develop, implement and maintain house manuals and checklists.
Offer solutions and suggestions for upgrades and improvements.
Oversee the conversion of vacant apartments into operational vacation rental units.
Oversee vendors to maintain services and amenities and verify all work performed.
Maintain a thorough inventory and proactively replenish as necessary.

Security & Safety

Ensure a safe environment for guests, staff and vendors.
Work with outside vendors on security, systems and protocols.

Team Leadership

Foster a professional, positive and motivated team culture focused on service excellence and continuous improvement.
Ensure proper staffing levels during peak and off-peak seasons.

Owner Liaison

Serve as the primary point of contact between the owner, staff, vendors and guests.
Communicate with owners with clarity, professionalism, and attention to detail.
Anticipate and respond promptly to the principal’s needs and preferences.
Collaborate with owners on property improvements.

Marketing Management

Monitor and manage online presence by ensuring listings are up-to-date and effective.
List property on new platforms to increase exposure.
Keep up to date with and communicating with the owners about vacation rental trends.

Financial Management

Maintain accurate records of income, expenses and petty cash.
Work with accounting team.

Community Relations

Build and foster positive relationships with neighbors and the local community, representing the property and owners in a professional and positive light.

Qualifications, Experience & Skills

Experience or degree in tourism, hospitality or vacation rental management, Business Administration, or related field.
Strong interpersonal, written and verbal communication skills across email, phone, and messaging platforms – REQUIRED.
Tech savvy – proficient in Microsoft Office Suite, mobile apps, vacation rental platforms, phone, mobile and messaging apps and email – REQUIRED.
Clear and effective communication with guests from diverse backgrounds.
Professional, courteous, immaculate and approachable demeanor and appearance at all times.
Detail oriented, service-mindset, hands on and willing to get your hands dirty.
Discrete and confidential.

Schedule & Benefits

The schedule is 6 days a week – Tuesday to Sunday including evenings and holidays, with a hands-on, 24/7 customer service driven mentality, and availability in an emergency.
24 vacation days (2 days a month) per year.
This is a LIVE-IN position (REQUIRED). One bedroom apartment provided. s
Six months probation.
NHIMA, NAPSA & Workers Compensation
